Reading is a one-university market in which the university houses most first-years itself. The borough's 2024 housing needs work found no specific need for more private PBSA, so the private market is small and mostly made up of existing town-centre studio blocks. Finance activity here is about buying, refurbishing and refinancing those assets, with new development tested hard on need.
City-level detail, including sales in the student postcodes and lending by type of lender, is in the H1 2026report on our sister site: Reading student accommodation report. For the national picture and trends, see the UK PBSA market report, H1 2026.
How much student housing does the University of Reading need?
Demand comes almost entirely from one institution. Evidence submitted for the university to the Reading Local Plan Partial Review puts it at around 20,000 students in Reading, about 15,500 of them full-time (HESA 2023/24, cited by Stantec for the University of Reading, January 2026). Our approximate HESA panel shows about 19,000 full-time students, roughly a third of them international students.
The university is its own largest landlord. It had 4,982 bedrooms on or close to campus in 2025/26 (University of Reading), and it guarantees a place in halls to new full-time undergraduates who make Reading their firm choice and apply by 1 August. Even so, the same Local Plan evidence records a shortfall of around 1,000 bed spaces for first-year students, around 4,000 students renting outside university or private halls in 2023/24 (up from 3,400 in 2021/22), and expected growth of around 1,850 students to 2030 (Stantec for the University of Reading, January 2026).
How that shortfall is met is the open question. The university argues that need should mainly be met on campus and depends on its own growth plans. Private schemes compete with a large, well-priced university estate rather than with a shortage.
What do university halls charge in Reading, England, and where does private PBSA sit?
Every private scheme in Reading is priced against the university's halls, which span almost every room type and cost point. For 2026/27, a standard self-catered room at St Patrick's Hall costs £166.32 per week, en-suite rooms at Benyon and St George's Halls £217.07, premium en-suite rooms at Benyon Hall, Childs Hall, Mackinder Hall, Stenton Hall and Bridges Hall £254.17 over 40 weeks, and studio rooms at St George's Hall, Wessex Hall and Northcourt Houses £285.11 over 51 weeks. Catered rooms at Wantage Hall and Windsor Hall run from £217.98 to £244.23 (University of Reading, Accommodation Charges 2026-27).
No independent average rent or occupancy figure for private PBSA in Reading has been published by StuRents, Cushman & Wakefield, Knight Frank or Savills, and we have not found a verified count of private beds. A lender will therefore lean on the scheme's own letting history and on the university's price list as the local benchmark. A private studio has to justify any premium over a £285 university studio through location, features and flexibility: walking access to the town centre and station, in-room laundry, social space or a gym, and tenancy lengths the halls of residence do not offer. Popular private student accommodation in Reading wins on those points, not on price.
Where is student accommodation in Reading, Berkshire?
Student accommodation in Reading splits between the University of Reading's halls at Whiteknights and private studio blocks in Reading town centre, with shared houses in Redlands between the two.
Whiteknights and Earley
The University of Reading's main campus, much of it in Wokingham borough rather than Reading. The university's halls of residence cluster here, including Greenow and McCombie Halls, Sherfield Hall and Dunsden Crescent, which is why private student living on the campus edge is limited.
Reading town centre
Where most private purpose-built student housing sits, close to the station, The Oracle and Forbury Gardens. Central Studios, an operational 141-studio block acquired by Aprirose Real Estate in 2025, was being refurbished in phases by Watkin Jones Refresh from March 2026 while it stayed fully open, as reported in June 2026 (BDC Magazine, June 2026).
London Road
The corridor east of the centre towards the university's London Road campus. Berkshire House on King's Road, an all en-suite studio block for 145 students opened in 2017, was sold by CityBlock to an Oxford-based investor in 2025 (Global Student Living, August 2025).
Redlands
Victorian terraces between the town centre and Whiteknights, where many second and third years share houses. An Article 4 direction here means converting a family house to a small HMO needs planning permission.
How does the Borough of Reading plan for student housing?
Reading Borough Council controls the shared-house market closely. An Article 4 direction covers parts of Park, Redlands and Katesgrove wards, and a further direction made in January 2016 covers all of Jesse Terrace in Abbey ward (Reading Borough Council). Since 1 March 2026, every small HMO in Reading with fewer than five occupants also needs a licence (Reading Borough Council, September 2026).
For purpose-built schemes, the Local Plan Partial Review is the key document. Supporting text to Policy H12 cites the 2024 Housing Needs Assessment, which did not identify a specific need for additional PBSA (Stantec for the University of Reading, January 2026). We have not verified the examination outcome. A new private scheme will need its own evidence of need, ideally backed by the university.
Financing student property in South East England
Because the private stock is small and new supply is tested hard, most finance need in Reading is for existing buildings. The recent deals point that way: a sale of a completed studio block and a live refurbishment of another. Typical requirements are:
- Acquisition and investment debt on operating studio blocks, sized at 55 to 65% LTV and tested on the scheme's own letting record.
- Refurbishment and repositioning, where a buyer upgrades an older block in one of the central areas to compete with university halls on specification.
- Bridging to buy quickly or to carry a building through works before refinancing onto term debt.
- Development finance for a new scheme only where the need case, ideally with a university agreement, is strong.
All lending is subject to status, valuation and lender criteria. We are a finance arranger and introducer, not a lender. Nearby markets across South East England include Guildford, Winchester and London.
