PBSA Capital Monitor

Where capital moved in UK PBSA (purpose-built student accommodation) in H1 2026: secured lending registered at Companies House, the student planning pipeline across the cities we cover, and reported investment volumes. Aggregates only, every source named.

Secured lending

How much PBSA lending was registered in H1 2026?

Companies House recorded 124 student-labelled charges across 57 companies in H1 2026, against 88 charges across 44 companies in H1 2025. A charge is registered when a lender takes security, so the count tracks new and refinanced facilities, not their size.

About the monitor

What is a student-labelled charge?
A mortgage or debenture registered at Companies House against a company whose name or charge description identifies student accommodation. It is a signal of secured lending into the sector, not a complete count of PBSA loans, and it is not a lender league table.
How often is the monitor updated?
We publish an edition every half year, with quarterly updates when enough new charge and planning data has been released.
Why are some cities shown as not covered?
We only count planning applications where we hold the council's planning export. Cities without coverage in this edition are marked rather than shown as zero.
